We’re seeking someone especially handy for the Maintenance Supervisorposition. This is a critical role in our community’s continued success and a great fit for someone possessing exceptional organization and communication skills. The Maintenance Supervisor reports to the head honcho on site, the Property Manager.

Do you have the ability to work well under pressure and prioritize multiple projects while remaining focused on the level of service they deliver, all the while, juggling numerous deadlines? If so, you’ll rock this!
Intelligence. Experience is important! We need someone with 3+ years of experience in facilities management, a high school diploma (or equivalent), and basic computer skills.
While not required, you get Brownie points for: having HVAC and/or CPO certification, managing a maintenance team, and experience in work order systems.

What will you be doing every day? As the Maintenance Supervisor, you the head coach of your team and the list of responsibilities are long. We believe the fundamentals of what you do fall into 5 key areas:
Lead and Communicate: You must be a communication and leadership ninja! We trust you to build and coach a great maintenance team, and communicate with residents and teammates. Leading a maintenance operation that is defined by quality and trustworthiness has a trickle-down effect, so put our values in your actions and promote excellence within your team.
Plan the Work/Work the Plan: In the case of emergency, it is all hands-on deck. If preparing reports, updating specific projects, approving and facilitating the timely processing of invoices are your jam, come join us! Safety First! Make sure you are implementing OSHA standards, including assessing risk, monitoring and tracking OSHA compliance.
Heads on Beds: In order to provide amazing experiences to our residents, we have to get them in the door! We want our residents to be proud of where they live, so maintaining the property to the highest standards possible, including the exterior curb appeal of the property is of upmost importance. You and your team of superheroes do this by responding to and completing maintenance requests. You keep the residents coming back by providing outstanding customer service!
Pay the Bills: This is a multi-million dollar operation. You have money on the mind when tracking savings and budgeting. Wheel and deal with vendors and their contracts to support the property needs. Materials and equipment don't magically show up! You will need to keep tabs on ordering, storing, and maintaining maintenance inventory of required equipment, supplies, and materials.
Preserve the Asset: You will need to kick butt at managing the notorious process student housing calls “turn.” As Maintenance Supervisor, you will develop, coordinate, and implement a preventative and on-going maintenance program, which includes maintaining a system for tracking the completion of requested work orders/maintenance requests. You are the master of establishing and maintaining appropriate key control measures, performing building and room inspections, and determining repair costs of vandalism or common area damage. Become a compliance guru by adhering to insurance policy requirements, and reporting losses to insurance carriers.
