We have an exciting opportunity to join our team as a Director - Capital Program.
Within the department of Real Estate Development and Facilities (RED+F), the Director for Long Island Capital Programs will manage a portfolio of projects located primarily (but not exclusively) in Nassau and Suffolk Counties. He/she will partner with senior leadership at NYU Langone and NYU Winthrop to ensure that projects are developed in line with established project schedules and budgets and meet or exceed quality and safety goals. The Director will ensure that the Long Island Capital Programs are responsive to the needs of the medical center and are coordinated with other ongoing initiatives and short and long term strategic priorities both on and off the NYU Winthrop campus. The Director for Long Island Capital Programs will work closely with NYU Langones Facilities, Real Estate & Housing, Environmental Health & Safety, and other support divisions and with the NYU Winthrop Facilities team and end user groups through the various phases of each projects development. The Director will be expected to understand the business needs of the missions in order to partner with sponsors and stakeholders to obtain the necessary information to make recommendations and subsequent decisions. For each of the projects in the portfolio, the Director will develop project definition, scope, and budgets; coordinate selection of engineers and other project consultants; manage the architectural and engineering design development; coordinate selection of contractors; manage the project implementation team to ensure all of the project elements and requirements are coordinated successfully, including IT, equipment, and furniture as well as lease or landlord requirements, if applicable; perform regular field inspections of ongoing construction projects to track progress against budget and schedule, ensure site safety and quality workmanship, and communicate issues back to RED+F and, sponsors and stakeholders. Working in a highly collaborative and matrixed capacity, the Director will co-manage a team of flexibly assigned project managers and consultants that will vary with each project. Reporting to the Vice President for Design and Construction, the Director will be expected to work closely with the Sr. Program Directors for Hospital Operations, Education & Administration, Clinical Affairs & Ambulatory Services, Science & Research, and Infrastructure, depending upon the scope of the project and its location and areas of influence/impact, to ensure that activities and resources are coordinated, communication is clear and expectations are properly set with the sponsor.
Work with sponsor group to understand programmatic requirements and develop project definition, scope, budgets, and final design scope;
Develop project priorities and maintain individual project schedules;
Provide daily monitoring of portfolio status, including progress of design and construction throughout the project until final closeout;
Participate in cost control activities by seeking the most effective method of delivering services;
Participate in planning, developing, and implementing new procedures;
Coordinate project requirements for shutdowns, tie-ins, and contractor access;
Review design specifications and construction documents for consistency with space benchmarks and compliance with construction standards, policies, and practices;
Create strong lines of communication with sponsor to facilitate a collegial team approach to project implementation.
To qualify you must have the following key competencies and qualifications:
Bachelors degree with at least 10 years relevant, full-time experience in planning and design, architecture or real estate/facilities development, or a related field.
Strong planning and management experience, oral and written presentation skills, and highly developed communication skills.
Ability to synthesize information from many sources to create, articulate, and implement planning and project management strategies that will improve project efficiencies and alignment of goals and expectations between the sponsor and RED+F.
Capacity and initiative to function independently, assuming ownership and responsibility for projects and the ability to follow-through on assignments without regular supervision or prompting.
Strong aesthetic sensibility and familiarity with major planning and real estate development processes (experience in the healthcare arena is preferred but not essential).
Leadership to drive projects and work within diverse, cross-functional teams to achieve common objectives and deliver results.
Exceptional organizational skills and keen attention to detail and accuracy with an ability to manage multiple projects, prioritize work, manage timelines, and control project budgets.
Proficiency with the technology and media necessary to communicate and reach our constituents in a manner that is open, accessible, and clear.
Discipline, maturity, and composure necessary to perform professionally within a demanding environment and navigate a challenging and ever-changing landscape.
The ideal candidate for Director will be a New York State licensed professional (architect or engineer) with at least 15 years of experience in engineering design, facilities management & operations, and construction project management.
Experience on at least two sides of the industry is preferred (Owners Rep/Facilities Manager/Consulting Engineer, etc.).
Qualified candidates must be able to effectively communicate with all levels of the organization.
