Position Summary: We have an exciting opportunity to join our team as a Asst Dir of Plng,Design&Constr.
In this role, the successful candidate Position Summary: Manages several major construction projects simultaneously from conception through final closeout. Supervises Project Managers and Assistant Project Managers.
Reports/Documentation: Prepares reports and maintains statistical records. Compiles and analyzes statistics and prepares reports. Researches the information accurately and thoroughly. Composes reports in a clear and well-written manner.
Cost Containment: Participates in cost control activities by seeking the most effective method of delivering services. Maintains an awareness of the cost of decision and actions. Ensures that all projects are within budgetary guidelines.
Project Planning /Implementation: In conjunction with consultants and client, provides daily monitoring of construction throughout project until final closeout. Directs job meetings with client, contractor, and subcontractors. Acts as liaison between contractor and operations group. In conjunction with consultant, makes field decisions to ensure quality and budget control. Coordinates activity of other departments involved (telephone installation, cleaning, facility shutdowns, etc.) to keep project on schedule. Initiates and approves change orders are required. Monitors costs and approves invoices. Follows up on punch list activity until project closes out. Completes project close out documents.
Bidding: . Obtains competitive bids from contract documents. Analyzes bids and makes appropriate recommendations. Prepares and awards contract to optimum bidder.
. Project Scheduling: In conjunction with the Sr Program Director Infrastructure and outside consultants, develops and maintains schedule. Develops preliminary time schedule and presents to upper management and client for approval. After the initial planning stage prepares updated time schedule and submits final schedule for approval. During the project life, being cognizant of possible problems affecting the schedule; takes appropriate, timely corrective action as needed to maintain project schedule.
Budget Preparation/Monitoring: In conjunction with the Sr Program Director Infrastructureand outside consultants, develops project budget. After preliminary design is completed, develops project budget including all elements of project (telephones, cleaning, etc.) Presents budget to upper management and client for approval. Provides engineering services in conjunction with client and consultants to reduce project scope if necessary. Prepares updated budget and submits final budget for approval. Monitors and ensures budgets are maintained during the project implementation stages.
Project Planning: In conjunction with the Vice President, Sr Program Director Infrastructure, clients, operations managers, planning department staff, and outside consultants, develops project definition, scope and final design. Confers with Medical Center client (department heads, administrators, technicians, etc.) to establish project requirements and specifications. Reviews requirements and specifications with Vice President, prepare requests for proposals, and obtain proposals from consultants for architectural/engineering services. Selects consultants and develops project team which includes client, consultants, operations, other affected departments Schedules and directs timely project meetings throughout design period. Assists in the development of certificate of need, with Planning Department as required. Develops preliminary project budget. Ensures and obtains final approval of contract documents from client and consultant.
Minimum Qualifications: To qualify you must have a Minimum Qualifications: Bachelors Degree in Engineering/Architecture or equivalent work experience with a minimum of 5 years experience as project manager or management in construction and alteration projects.
Preferred Qualifications: Preferred Qualifications: Experience working in a hospital or hotel environment desirable.
