Stand competent watches; i.e. inside, outside and boiler plant;
Under a minimum of supervision, start up, stop, operate and maintain all buildings\u2019 central operating systems and related equipment which include chillers, absorbers and low pressure boilers;
Isolate systems for repair, replace components; i.e. filters, strainers, valves, floats, lube oil and clean cooling towers and fan coils;
Isolate electrical systems, check fuses, resistance, continuity of related control circuits and power equipment;
Monitor, operate and adjust computerized building management and alarm systems;
Test and treat boiler chemical for main high pressure boilers and low pressure boilers;
Take air flow readings and air change calculations;
Perform log outs and tag outs of mechanical and electrical systems;
Make repairs, assign work and perform all that is necessary to ensure the plant and building integrity with self guidance in the technical aspects of the work;
Provide training to new and lower grade employees;
Respond to emergency situations when on site;
Take and record meter readings;
Fill out required log book;
Perform other related duties as assigned.
